Greek Property Check is a product we designed, built and run. Buyers look up a property by address, KAEK or a click on the map, and see the cadastral parcel, its boundary and mapped area for free. The paid report then checks that parcel against named public sources: the Hellenic Cadastre, Ministry of Environment flood maps, Natura 2000 and forest maps in Core, plus land cover, climate, historic flood and active-fault context in Extended.
The public maps that matter for a Greek property sit in separate government systems, mostly in Greek, and each one takes time to find and read. An overlap on a flood or forest map is easy to read as a verdict, and a clean result is easy to mistake for a clearance. Buyers, including those who do not read Greek, needed a first look they could take to a lawyer or civil engineer, with a clear line between what the data shows and what still needs a professional.
- Made the parcel lookup free, so buyers confirm they have the right plot before paying for anything. The fee covers the analysis.
- Tied every finding to its source and wrote beside it what it does not prove. An empty result is never presented as a clean bill of health.
- Stated plainly what the report does not cover: title, permits, buildability, value, wildfire history and short-term rental eligibility.
- Turned findings into questions to ask next, with a PDF and a password-protected share link for the lawyer or engineer.
- Wrote the product, sample report and site in English and Greek, so the limits read the same in both languages.
